NOTICE IS HEREBY GIVEN that pursuant to a Final Judgment in Foreclosure entered on March 22, 2021 and entered in Case No. 2020-CA-000343 in the Circuit Court of the 1st Judicial Circuit in and for Santa Rosa County, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION, AS TRUSTEE OF THE SCIG SERIES III TRUST, is Plaintiff, and LESIA A. MASON; UNKNOWN SPOUSE OF LESIA A. MASON; and SANTA ROSA COUNTY. FLORIDA, are the Defendants. The clerk of the court, Donald Spencer, will sell to the highest bidder for cash at https://santarosa.realforeclose.com on May 4, 2021 at 11:00 AM, the following described real property as set forth in said Final Judgment, to wit:

Commence at the Southeast corner of Section 15, Township 1 North, Range 28 West, Santa Rosa County, Florida; thence go North 00 degrees 00 minutes 00 seconds West along the East line of said Section a distance of 994.50 feet to the Southeast corner of a parcel of land recorded in Official Records Book 1451 at Page 834 of the Public Records of said County; thence go North 89 degrees 53 minutes 00 seconds West along the South line of said parcel a distance of 10.21 feet to a 4” X 4″ concrete monument, said point being on the field monumented Westerly right of way line of Garcon Point Road (60′ R/W) and the Point of Beginning; thence continue North 89 degrees 53 minutes 00 seconds West along the aforesaid South line of said parcel a distance of 256.79 feet to the Southwest corner of said parcel of land; thence go South 00 degrees 00 minutes 31 seconds East a distance of 147.04 feet to the Northwest corner of a parcel of land recorded in Official Record Book 131 at Page 574 of the Public Records of said County; thence go North 89 degrees 15 minutes 00 seconds East along the North line of said parcel a distance of 255.11 feet to the aforesaid field monumented Westerly right of way line of Garcon Point Road (60′ R/W); thence go North 00 degrees 40 minutes 23 seconds East along said Westerly right of way line a distance of 143.79 feet to the Point of Beginning. The above described parcel of land is situated in Section 15, Township 1 North, Range 28 West, Santa Rosa County, Florida.

and commonly known as: 4263 GARCON POINT ROAD, MILTON, FL 32583

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IF ANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITHIN 60 DAYS AFTER THE SALE.
