Multifamily housing may be added to the massive commercial development planned for the corner of U.S. Highway 98 and Highway 87, better known as the The Boulevard.
The property owners have applied for a conditional use through the county to allow up to 333 multifamily dwelling units on the 33-acre property.
Director of Planning and Zoning Shawn Ward said based on the submittal, the commercial plans for The Boulevard are still in place, instead adding this new function to the property.
“They are looking at doing a mixed-use development,” he said. “So, the proposal for the commercial is still a go, but they are looking at doing multifamily with condos or townhomes on top and retail underneath.”
Similar development exist throughout the southeast region.
The plan is to “have live, work and entertainment all together in one” Ward said.
Initially made public in February 2018, conceptual site plans for The Boulevard included a movie theater, retail shops and restaurants all situated in a walkable plaza including a pond with walking trail.
The nearly 34-acre property is owned by Navarre Beach Crossings LLC, a company registered to Craig Kruse and Chandler Huff. Also involved in the project is developer Merg Hoffman. The land was purchased in January 2018 for roughly $5.5 million.
The applicant for the conditional use is Jack T. Haylett, senior vice president of Branch Acquisition Company LLC. Haylett is a new name added to the mix.
The conceptual site plan for the property has also changed, shifting much of the design east and dropping some of the retail and restaurant spaces off the plan.
The conditional use will go to public hearing during the Zoning Board meeting March 12 at 6 p.m. at 6495 Caroline St in Milton. The board will make a recommendation to the Board of County Commissioners who will make a final decision on the matter March 26 at 6 p.m. in the same location.
