County commissioners will be asked this week to approve preliminary plats for construction of 284 single family homes in Midway near Edgewood Drive.
Forest Bay Estates is a new subdivision proposed for 210-acres of vacant land located west of Edgewood Drive and east of River Birch Road. Primary access to the neighborhood will be off River Birch Road based on the site plan provided. The development does not include sidewalks.
Discussion of the preliminary plat for the subdivision will go before the Board of County Commissioners Tuesday (Jan. 22).
The proposed development is located just south of property currently being built out as Heather’s Place subdivision and is surrounded by other single family subdivisions. A new k-8 school currently in the works will also be located just north of the proposed subdivision.
About half of the property will be left undeveloped to accommodate existing jurisdictional wetlands identified on the property based on site plans. Wetlands are common through the area, and much of the wetland property has been filled utilizing mitigation banks.
The property was purchased by Forest Bay Estates LLC August 20, 2018 for $2.65 million according to property appraiser records. The business is registered to Cliff and Dana Mowe who operate a promotional business in Pensacola.
The property is zoned R1 for single family homes. The builder is not requesting an increase in allowable density, but all subdivisions are required to get final review and approval from the Board of County Commissioners to proceed.
The board will meet at 8:30 a.m. Jan. 22 in the Santa Rosa County Administrative Board Room at 6495 Caroline Street in Milton. Each member of the public is allowed 3 minutes to comment.
