Get to know the Zoning Board

Created in 2011, the Santa Rosa County Zoning Board governs how land is used in Santa Rosa County. Whether building a grocery store in a neighborhood or digging a pit in the backyard, you will likely have to fill out a request with the Zoning Board.

The board consists of two members for each district appointed by the county commissioner for that district. They make decisions on requests to the land development code as well as making recommendations to the Board of County Commissioners on changes to the land development code and rezoning.

The zoning code for an area determines what the land can legally be used for. Each code identifies the land’s primary purpose along with a few conditional uses.

County Planning Director Beckie Cato said that zoning helps protect property values by keeping land uses compatible and practical as well as the protecting environmental, agriculture and military areas.

“It directs uses to areas that are most appropriate for those uses,” Cato said. “We are responsive to what the property owner wants to do, but our role is to make sure that it is compatible. We want to make sure that when the community grows, 50 years from now it’s still the kind of community people want live in.”
